A full renovation in Budapest has many moving parts: permits, materials, subcontractors, inspections, deadlines. For a client who is not physically in the city — or who simply doesn't want to manage the complexity — the process can seem opaque. In this article we make it completely transparent.
Phase 1: Technical visit and initial assessment
Everything starts with a site visit. A Constroleum technician visits the property, evaluates its structural condition, existing installations, layout possibilities and areas of concern (damp, cracks, installations to be replaced). If the client cannot be present, we coordinate the visit with the real estate agent or a representative and present the full findings by video call.
Result of this phase: initial technical report and preliminary cost estimate within 48 hours.
Phase 2: Project and detailed budget
Once interest is confirmed, we prepare a detailed budget broken down by trade: demolition, installations, finishes, joinery, sanitary ware, kitchen, painting. Each item includes the cost of materials and labour. The budget is accompanied by a weekly construction schedule.

Phase 3: Permit processing
Once the budget is approved and the contract signed, we begin processing the necessary permits. In the most common case — full renovation of an apartment without modifying the façade or structure — the prior notification process (egyszerű bejelentés) is completed in 10–15 days.
Phase 4: Construction execution — typical workflow
- Weeks 1–2: Demolition and debris removal
- Weeks 2–4: New partitions, chases, plumbing and heating
- Weeks 3–5: Electrical installation, cabling and boxes
- Weeks 4–6: Plastering and floor levelling
- Weeks 6–10: Bathroom and kitchen tiling, floor laying
- Weeks 8–12: Painting, interior joinery, sanitary ware and kitchen
- Weeks 11–14: Lighting, electrical fittings, final clean
Phase 5: Quality control and handover
Before calling the client for the handover visit, we carry out an internal quality control check on all items: we verify that all installations are working, review finishes and correct any defects found. The handover is documented with a photographic checklist signed by both parties.
Phase 6: After-sales and warranty
Our relationship with the client does not end at handover. We are available throughout the warranty period to resolve any incident. We offer an annual technical review of the property on request — especially useful for owners who do not reside in Budapest.
